Successful Rezoning Case | Kannapolis, NC

American Engineering played a pivotal role in facilitating CHLC’s transition from industrial to residential zoning for the property. Formerly owned by a local orphanage and once utilized as a farm to sustain its occupants, the land lay dormant due to changing state regulations. However, through the property sale orchestrated by American Engineering, funds were generated to support the orphanage’s ongoing mission while simultaneously paving the way for much-needed housing for families in Cabarrus County. Additionally, we are actively engaged in the development of civil design documents for this transformative project.

Despite facing challenges, including opposition from neighboring residents concerned about increased traffic and density, our collaboration with the City of Kannapolis and our transportation department yielded success in obtaining the rezoning. To address concerns and ensure harmonious integration, we are spearheading transportation enhancements along Orphanage Road and implementing buffering measures to visually separate the new development from adjacent neighborhoods.
