Successful Rezoning Case | Kannapolis, NC
Sara Shirley, LA (Senior Planner with American Engineering) assisted CHLC in the preliminary planning and rezoning of the property from an industrial to residential use. This property was owned by a local orphanage and was historically used as a farm to produce food for the orphanage. State laws changed and the land had been vacant for years. The sale of the property went to create a fund to continue the orphanage mission and will now provide housing for families in Cabarrus County. We are also assisting in the production of civil design documents for the project.
This was a challenging project due to a contentious rezoning case with neighbors fighting the proposed increase in traffic and density to this area. The City of Kannapolis’s future land use plan designates this area for higher density residential, and as part of the rezoning case, we are providing transportation improvements along Orphanage Road. We are also buffering for visual separation from adjacent neighborhoods. Not only will this support the goals of the City’s comprehensive plan, but it also benefitted a local children’s home.
