When Mainstreet Real Estate, along with its equity partner Goldman Sachs, purchased the majority of the buildings in LakePointe Business Park – which has been renamed Water Ridge – it had a vision of for transforming one of Charlotte’s best-known office parks into a premier commercial office destination. To implement this vision, Mainstreet called upon American Engineering to provide landscape architecture, land planning, civil engineering, and project management.

LakePointe improvements include landscape and hardscape enhancements, parking expansions and upgrades, and overall infrastructure improvements. Parking expansions included several different new surface lots near existing buildings in underutilized portions of the property. This cost-effectively improved parking ratios and enhanced value.

The signature value-driving improvement to the property was the construction of a new 700 space, four-level parking deck, which stands in the location of a former surface lot. The deck was built with an adjacent 100+ space surface lot, which utilized vacant areas of the parcel. American Engineering provided the overall planning and civil engineering for the deck and surface lot expansion.
