Developer BRD had a vision for their new 362-acre property in Franklin County, 45 minutes north of downtown Raleigh. To execute the planning and design of its vision, they called on American Engineering.
Rolling Meadows will be a mixed-use community consisting of residential and commercial uses, arranged to create individual neighborhoods within a larger community, purposefully blending with the surrounding properties. Over an expected 10 – 15-year development timeline, the five residential areas are envisioned to provide a variety of home options which will appeal to the younger first-time buyers, the growing family, or retirees and empty-nesters.
After successfully leading the rezoning effort, which established a plan for more than 1,000 new residential units, American Engineering shifted into high gear to begin detailed design. For a site this big, many aspects needed to be considered. American Engineering developed the Master Park Plan, Master Utility Plan including enhancements to provide a new regional sewer pump station, and the planning and detailed design on the first two lanes of a future NCDOT-maintained bypass around downtown Youngsville.
Rolling Meadows planned amenities will include a mix of public and private facilities, anchored by ”The Park” – a 60-acre community park available to Youngsville residents. The Park will incorporate 1.5 – 2 miles of walking trails in a newly created greenway alongside existing creeks and streams. Paths and timber bridges will wind around numerous stormwater ponds and cross streams. Multiple “pocket parks” will be placed throughout The Park to give visitors a chance to sit, relax or play.
The proposed development will consist of 15-acres of commercial zoned land which will be developed in the future. The uses in the reserved commercial area will likely be complementary commercial and retail services which could include pedestrian accessible restaurants and shops that would ideally extend Youngsville’s existing picturesque downtown.
