The Grove at Western Ranch | Chesapeake, VA
The Grove at Western Branch, a Planned Urban Development, is a mixed-use community located on the southside of Portsmouth Boulevard between Jolliff Road and the Chesapeake-Suffolk city line. It consists of approximately 430 acres, approximately 200 of which will be developed as for-sale single-family and multi-family residences, a micro-brewery, and light industrial uses. The remaining acreage will be permanently designated as a preservation easement.
The light industrial portion of the development consists of approximately 73 acres and will be developed as a large, 628,200 square foot, motorfreight transportation, and warehousing facility with 500 truck parking and 950 regular parking spaces.
The single-family development will consist of approximately 540 units comprised of a combination of single-family homes, 4-plex style condominiums, and townhouse style condominiums. The multi-family portion of the development consists of 200 apartment units.
Property has a stream running through it. The area surrounding the stream consists of wetlands and a 100’ Chesapeake Bay Resource Protected Area buffer. Wetlands permits and special exceptions from the municipality were necessary to encroach in wetlands and the buffer.
Crossing the stream with city roads and infrastructure requires the installation of pile-supported headwalls/endwalls and storm piping. The crossing of the stream occurs in several places. Gravity sewer, sewer force main, and water mains will be installed by directional drilling under the stream.
Two 48” City of Norfolk Raw Water lines run through the property in the east-west direction. Crossing them with proposed city streets and infrastructure required special permission from the City of Norfolk. It included the design of special load transfer platforms to protect the pipes from traffic loads. The crossing of the stream occurs in several places. Gravity sewer, sewer force main, and water mains will be installed by directional drilling under the stream.
